Goggins Real Estate officially sold their property to 79 King St. LLC in September for the development of over 80 units for individuals that are 55 years old and over.

NORTHAMPTON — A major apartment project at 79 King St. is accepting people who want to be put on a waiting list for priority consideration once the units are available.

Spearheaded by 79 King St. LLC, which is a combined entity of Live Give Play Spiritos Properties and other investors, the project will include 88 sustainable apartments for individuals who are 55 years old and up.

According to Live Give Play’s website, the apartments will be a mix of studio, one-bedroom, two-bedroom and three-bedroom layouts with rentals expected to cost as low as $2,500 a month and as high as $6,000-plus a month depending on size of the unit. When built, it will be the first multi-unit building for individuals 55 years old and older in Northampton, according to the website.

“Northampton boasts abundant cultural and social stimulation while being situated in the beautiful Pioneer Valley,” read the website. “The area also has a critical shortage of up-to-date rental housing and is especially lacking for 55-plus residents.”

79 King St. LLC is currently accepting people who want to be on a wait list for the apartments when the apartments are available. According to the Live Give Play website, prospective tenants who want to be on the wait list are asked to submit a $500 fully refundable deposit to secure a place on the priority list.

“The wait list is not a lease,” according to the website. “The wait list will give priority consideration to the prospective tenant once rental units are available.”

The fee will be credited full to the prospective tenant upon execution of a lease with a landlord. The fee is fully refundable at the request of the applicant and it is not an assurance of final availability, according to the website.

Goggins Real Estate officially sold their property to 79 King St. LLC in September for a total of $2.6 million, according to property records obtained by Reminder Publishing.

Originally, the property was only going to be five floors with 66 units, but the Northampton Planning Board approved an amendment to the plans in December that added a sixth floor and 22 more units with conditions.
According to the Live Give Play website, the apartment complex will be built with sustainable materials to passive house standards using mass timber, which means it will be “energy efficient, comfortable, affordable and ecological at the same time,” according to a description of passive house standards by The Passive House Resource: https://passipedia.org/basics/what_is_a_passive_house.

Other amenities to the building include a rooftop solar array, a shared active green roof for tenants, first floor retail and parking with EV charging, high ceilings, light-filled apartments and the building is expected to be all electric.

“Greenhouse gas emissions will be dramatically less than comparable buildings that burn gas and oil and are not built to a Passive House Standard,” read Live Give Play’s website. “Moreover, the residents will add to the social and cultural fabric of the city while contributing an economic boost to the community, ideally while driving less and using alternative transportation more.”

The building is projected to have 55 ground floor covered parking spaces available for tenants only at $250 per space. 79 King St. LLC is also planning for at least two electric cars on site for a tenants only program.

Around 10 of the apartments are projected to be studios with an expected size of around 600 square feet and cost $2,500 a month while 30 of the apartments will be one-bedrooms with an expected size of around 850-975 square feet and a cost of $3,500 to $4,000-plus a month.

Forty-three of the apartments are projected to have two bedrooms with an expected size that ranges from around 1,125 square feet to 1,375 square feet and costs that range from $4,500 to $5,000-plus a month.
The other five apartments are projected to be three-bedroom units with an expected size of 1,600 square feet and a cost of $6,000-plus a month.

Currently, the goal is for construction to begin in late 2025 and move in to officially start in 2027.

The 79 King St. development team told Reminder Publishing they have no comment on the project at this time.
